I am with many of the folks who replied with the belief that POF from HM lenders are viewed as a joke now days.

I think that's a reasonable assumption - far more of a reasonable assumption than trying to guess any which way over the next decade.Those being my beliefs, and as someone who feels unable to predict changes in the market, I choose to continue investing, as I am able, in quality properties in quality neighborhoods throughout market cycles as they come and go. 

@Kevin Levesque ,I acknowledge that there is a continuum of beliefs on everything from zero debt to 100% leverage.

The seller may have the mistaken belief that Cash means a briefcase of $100 dollar bills and that he wouldn't have to report it all.

So what I'd love to know is how you increase your own belief in what you are capable of accomplishing.  

It gave hope and belief to me, for sure.And, I think it's really worth mentioning that this was essentially before home computers and the Internet were ubiquitous (well, I didn't have either at the time), so it's not like you could just watch the latest YouTube video to glean all of this information.In the end, people are unnecessarily harsh.

We justify our actions based on a belief system.  

It was the investors ignorance and unicorn beliefs.
