The income you are leaving on the table is crushing your value and if you raise rents to market rates you will dramatically increase your value of the asset which you will be able to access via a loan.

Heat costs vary dramatically between summer/winter months so get the average for the previous year, split it, and charge the same amount every month.If you do decide to install something, consider a split unit that provides heat and cooling.

I wanted those who see this forum/post to be aware our rates are dramatically lowering, due to gov't stimulus reimbursements to hospitals no longer being paid out (nearly two dozen hospitals actually went bankrupt or outright closed in 2022).  

I think that concern is a bit overblown, but if the the bank is looking for a reason to get you off their books (e.g. rates have dramatically gone up and they're not making any money on your mortgage), why give them a reason?

@Antonio BodleyOne possible issue is if you are signing on the loan, your credit will dramatically decrease once you take out a balance transfer.

And have gone to great lengths of demonizing a person with 0 supporting evidence of your claims which are done in a VERY dramatized fashion each time, kind of like you just did yet again here. 

Also the landlord tenant court case process changed dramatically to make it way more difficult for landlords since the eviction bans, its no longer summary judgement, so make sure that you have a good attorney who has all the paperwork filed and supporting documents for your day in virtual court, becuase getting a court date in essex county is not easy or quick 

I don't particularly think that the demographics have changed dramatically, but the once severely under market rents and values are slowly being brought up to what they, perhaps, always should have been (which is still at a dramatic discount from all other surrounding areas).
