Seriously, in our climate that's all you really need to do.

Vegas has some of the lowest tax's in the US.. desert climate as oppossed to thaw freeze or deep south rain clay soils thunderstorms wind etc.. grass that grows a foot in one month  LOL.. and a big one is houses that were built with modern codes most with stucco and tile roofs.. compared to houses that are 50 to 125 years old . 

These areas are great because of the temperate climates, proximity to beaches, and international airport access.  

I've also been led to believe that southern climates have a lower expense ratio than northern climates.

Moreno valley is an outskirt area and also somewhat lower class)DO you guys think going this route is even worth it in this climate, or should I just take the hit and pay full taxes for now?

Would love to hear your thoughts and get some insight on new construction, in this market climate. 

Especially if your in a state that does not have a business friendly climate. 

Energy efficiency is overrated in areas with mild, temperate climates.

A tile roof in a Mediterranean climate can easily last over 100 years.
