The pay down is terrific over even a 5 year period on a moderate priced investment and forces discipline that comes in handy when there's a sudden downturn in the market or you're stuck with a weak rental market (hey that's right now).

That was my weakness, that and I ate at restaurants a lot.

I agree with others that it is inspiring and motivating to see others take the time to be vulnerable and share a topic that, though we are making some progress against the stigma of mental health in the US, it is still unfortunately viewed as weakness especially in business.

Cleveland has been a weak-performing market price-wise in the state of Ohio this market cycle - flat since 2006 'fair valuation' prices.

This is one of the key weaknesses of focusing on Cap Rate.  

It all depends on your situation, your capital, your available time, your interest, your strengths and your weaknesses. 

Tenants know each other and being a weak landlord is like a cancer to your business.
