We have been looking at SFH properties in the $250,000 - $350,000 range in Detroit (Bagley, Jefferson Chalmers, Piety Hill, etc) and some of the surrounding suburbs (Ferndale, Madison Heights, Royal Oak, Farmington Hills, etc).

I've decieded to use white shaker cabinet (maybe two tones)+black haredware+oak color floor. but not pretty sure about the wall color. if I do pure white/extra white for the wall. two things that i'm concerned about. first, there is no contrast bewteen the cabinet and the wall; second, a 70's house is low ceiling, less natural light, texured on the ceiling (kind of porpcorn ceiling).

These also require 40% down, whereas A/B class assets like those in garden oaks will probably require 60% down just to break even.

Thank you North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.
