I'd be interested in any insight on the Sacramento market, esp. from investors in multifamily.

The "best market" is less about the market per se and more about the deal you're able to find in my opinion.

These will be markets where housing is affordable for both residents and owners.

You have to set them up, market, book and clean. 

It was on the market for a long time because it didn't qualify for conventional financing will it being unlivable. 

It seems most off market deals I've found have been from larger acquisition groups.  

If you have a lot of family in OK, that can be a great place to start assessing since you have dedicated boots on the ground, as well as a reason to visit.Don't overthink the analyzing of markets when you are still figuring things out.

Hey Paul, I've done a few of these with buyers moving money from California to the Detroit market. 

Last short term rental we put on the market was booked for a 30 day stay first day on the market.
