We suspected it was from another tenant who was a mechanic and I warned them that they needed to stop washing his work clothes in the washer but we are on occurrence #4 now what should I do? 

Once he did mention that the central heat gas line needed to be hard plumbed through the furnace housing, and the washing machine drain needed a p trap. 

., I would say start developing a relationship with small jobs like pressure washing or dryer vent cleaning. 

Problem I have with that is there are no other shutters on my house and the green ick that sometimes appears on Hardiplank in Houston’s humid environment that has to be power washed or JoMaxed off. 

However, as long as your real estate investments are covering debt service at 1.25x or greater, it will wash out the DTI impact in residential lending and blend out in your global cash flow / debt service for any bank  or commercial lender. 

One day it will wash away. 

"Lower quality" I honestly would be investing, but I guess semi-gloss if you were really interesting in putting in the labor to wash the surfaces.

Keep the cute house neat inside and out.Annoy thing: since she moved in, she asked to replace dryer, then dish washer(said after washing will have water spot on dishes), then clogged under kitchen sink after Thanksgiving, add light... finally we had a quite holiday.   

Do you wash the comforter, shower mat, and shower curtain in between guests/tenants?

For example, adding a back deck, garden area and dog washing shed in a few of my properties to ensure I attract the best tenants and they appreciate living in my property (and don’t leave).
