Since I'm approaching the stage where I'm looking around for a builder what are your thoughts on working with a seasoned rehabber that wants to get into GCing new construction?  

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

This all sets the stage for what I share next and that's the frequency in which those who post about their lofty goals are seemingly unaffected by the sound advice those who have nothing to gain have to share.

This means you  will likely fail unless you scale to the point where you fall under the category of those who can benefit from operational efficiencies noted above (and very few reach this stage). 

I don't like the idea of staging photos with flaming hot cheetos against my new penny tile backsplash, but then again I see other listings getting mentions in the reviews so who am I to question it?

China too...When you understand that the value of any unit of currency is derived from the perceived underlying economic value in a particular country, you are at stage 1 of understanding why Bitcoin is an alternative.  

If you are in the market as a realtor, particularly at this stage of the cycle, you know how to generate leads.A slight shift in focus from listings & buyers to distressed purchases is the move to make. 

so much private land has been logged and replanted since then.. in those days we would buy a 40 lets say for 150k  take 200k of timber off of it then sell the land on contract for same price then hypothicate the note to pull out more cash rinse repeat.. we also would use our logging roads and staging areas stratigically so when we left the roads were in the right place to do a 4 way lot split and the landings/stagging areas became the building pads.. in the NW permits for logging are not tough.. in those days it was over the counter and there was nothing you needed to do with regard to excavation.. however if I just bought the land and wanted to put in roads and pads then I would have had to get a grading permit and all the survey and engineering that went with it.. its was really something how we did that.. and I miss it to this day.. the other item that made it so profitable was Japan was paying premium for Export quality doug fir logs.. you could get double or more for export logs.

Additionally, I'm all ears on any advice for someone in my stage.
