And what 'is" is a tangled jumble of things. ai will just kick back an answer loaded with "and, if, but, when" because that is how the various statutes are, loaded with layers of variables that far too often make almost any action/answer right, wrong or unknown, sometimes simultaneously multiple or all of the above.

Get creative if you need to.Finally, use a title company/closing attorney for all the paperwork, make sure they do a title search, (I would recommend paying the money for a Warranty Deed to ensure your protected as the buyer from any unknown liens) and then make sure the Promissory Note is secured, i.e. recorded against the property with the county recorders.

If you can house hack in your local area, or even buy within driving distance (e.g. 2 hours) where you can check on your property you have better control instead of buying in an unknown area far away even if the numbers look good on paper.
