Hello,I bought a duplex in Pensacola $75,000 under appraised value, in an amazing location.

Would it generally be a location that tends to have a higher cost of living? 

This is especially true if you're trying to buy in the best location possible.

At over 4000 sq ft, I'm surprised you won't be able to list for a much higher number to net a decent profit, but without knowing more specifics on the house and location, I am speculating here. 

However I mainly wanted to ask about getting housing leases from traveling nurses.I currently have a 5 bed 2 bath, 1920 sqft home in a great neighborhood located less than 1.5 miles from 2 large hospitals here outside of Richmond.

I want to know how to analyze markets to see if my neighborhood is even a good location to do this.
