If you haven't stuffed and sealed thousands of pieces of mail while binge watching netflix I can tell you it's not fun. 

-Still did it in-house, but now I listen to BP Podcasts while doing the monotonous stuffing, sealing, stamping.

Although you have benefited from a tenant paying off your mortgage you have basically stuffed it under your mattress and forgotten about it (dead equity).

They could be stuffing in low-quality tenants so it's "full" when they sell it.

It seems that if you're having letters printed and stuffed in envelopes and envelopes printed, it would probably be cheaper to go with a bigger operator (economies of scale).

As of right now I am printing and stuffing everything from my home office which takes a lot of time.I'm ready to hand off the printing and mailing to a direct mail company and am open to any suggestions.  

In the end, if you work with this "team," you are gonna have to buy stuf at 30-40% of market in order to pay everyone their "cut."  

If a tenant is "stuffed" in during the escrow period to make the deal happen (they can see the date in the lease) you could have eyebrows raised.
