With $60K to invest, you might also consider looking at more affordable markets, either in California or out of state, where you can house hack with better cash flow.

That is crazy that there are not more 2-4 family in a market like Midland-Odessa with a ton of transient oil field workers that do not always put down roots.

Unfortunately, every state and every locality has different laws and what works in one location doesn't always work in others, so you have to be very careful about the 'free' advice that is given in online forums. 

Look up ideal existing performing properties, your "hero's" as it were, find out who own's it, and reach out to them.
