There was positive population growth, medium home price growth, low unemployment, good rent to home ratios, and low crime, all of which are factors when I start looking into an area to invest in.  

I know that real estate often takes a lot of capital to get started, and that's something I don't have at this stage.

Fortunately for me, I started investing a time in the market where everything went up.
