You should try several different spellings of their name on these govt websites such as: last name only; last name and first name; last name, first name and middle name.

A lender would not have to go through the same process I do not think, especially not a HML because in the loan docs that are signed it will clearly spell out what the recourse is for default and whatever that is (most times it is the taking of the house and killing the borrowing power of your LLC).

I re- read through all my closing documents where she signed off on the “assumption of existing mortgage agreement” which spells out that the loan stays  in her name and the affects of it.

To post by PIN you need someone trained to run out a metes and bounds legal where with grantor/grantee you just need to be able to spell, and occasionally that's too hard to do.Curing a defect generally requires more than just a corrective deed, even assuming the party you need it from is willing to sign.
