I'm not in that market so I can't speak specifically to it, but to me the deciding factor would be what the surrounding units and area has. 

While they offer great general advice, they can't speak to our market, or the potential of a property located in Scottsdale can provide if held. 

so I am going to have to speak to the realtor and the tenant to see what we can do. hopefully she doesn't fight and it goes well otherwise i may have to adjust the rent.

Judging by their website, without speaking with them personally, it appears that Four Peaks does not have a long track record in the MHP space.
