Single-gender homes are only for transitional housing (like soberliving houses, halfway houses, etc). 

I do single family "off market" that I take over with owner financing, subject to, wraps and lease options.

I currently work with investors looking to build their portfolio with single-family, long-term rentals while managing for them on the back end, making is hands-free for the investor to still work their W-2 job and live their everyday lives and spend it with family, hobbies, etc. 

Insurance is now a big factor in the expenses of investment properties, even here in Reno, NV there are areas that have had large increases for single and multifamily properties.

I honestly would be here all day about Pros.CONS:Not every single state has dozens of contacts at your access but majority of states do.I wish i would've started when i was 18.NOW THE BIG QUESTION IS IT WORTH IT?
