I think for the right property, it could still be a good deal, but I do believe your potential pool of customers shrinks with this requirement (even more so w/ a larger house with guests coming in 2 or more cars).

In my eleven years living here (working in restaurants, and in recent years adding Airbnb to the mix) I've also seen the shoulder seasons shrink in duration quite a bit in the last 4-5 years.

Once you get a good number of people coming through to your lead generation landing page, you can test LLA at the top of the funnel too, but I still think it's better not to shrink your "net" based on who you think will be interested when initial engagement costs are so low.Is Facebook telling you that your LLA are too small (you can see this on the Audiences page in BM)?

If you want to keep the condo after renovation, but it's non-warrantable, your financing options infinitely shrink (as does your ability to sell down the road).Not impossible mind you, just a smaller set of lenders, both hard money and portfolio that will finance your project.
