Tear downs and land deals are definitely sexy but there's a lot more upfront work that goes into them that most people don't see. 

Although these properties on paper worked well and had a COC return in the high teens and a cashflow after expenses at 250-300.

It looks sexy for sure and you can create some awesome equity.

This is not sexy or fun to do all this, but it meets rule #2, never Loose Money, and makes rule #3 happy; Never Forget Rule #2. 

When CNN says "rates are up," people start to get picky about their purchases because "if I can't  have a sexy rate, I at least want a perfect property."
