Hi, I am starting out with real estate investment in Orange county California, and am looking to buy a couple properties this year.

Once you have done it in your own backyard and know the demand of owning RE, you will be much more ready to buy out of state.

I used to do essentially free consulting with new investors on it but gave it up for some of the same reasons - everyone thinks you can just sit at home and buy good properties across the country that are in great shape.
