Are you sacrificing cash flow because prices have gone up so much and are hoping rents will catch up or banking on appreciation?

I wonder if people can comment on two strategies and how they might interact with certain lifestyle design desires.The two strategies are staying cash flow positive or neutral in order to play the long run appreciation game, and going for higher cash flow right off the bat, but perhaps sacrificing some long term appreciation.

I am 4 BRRRs + House hacks over 7 years into my investing / rehabbing career and I have pushed, sacrificed, and gritted my way to a position where my rental properties are now taking care of me and providing me with financial independence.

I'm also sacrificing cash flow for great appreciation, and a newer peroperty.

It hurts so much when you are so young and worked so hard and sacrificed everything to accomplish your goal and must start over.

Yes it's attainable but you'll be sacrificing one if not a few of the following: Area, condition, appreciation.

This needs to be felt by sacrificing and paying off one debt at a time, lowest balance to highest. 

I need an inspector for that, which means that sacrificing my position of strength to ask for a walkthrough does nothing to benefit me.
