when you find an investor that wants to contract you to find them properties that you have research how do you form the contract agreement with them. meaning do you have a website where they can sign an online agreement or do simply mail them the contract and wait for them to sign it and send it back. and if you do do you include the property's address in the contract that you want to assign to them (if you have one already) thus giving no reason to sign with you now that you reveal the property.reason why i ask is because i have come across many different forms of agreements and just want to get an idea of which is the best form to take.thanks guys

This is a good indication that this is someone who has several properties and has used seller financing in the past and will probably be willing to do so again.These "local" investors often work in more than one county, so a similar check of surronding counties should reveal their name as well as other names.

Anna wanted to buy a $170K property for $20K because the guy bought it for $8K ("...my information comes from the County Recorder and there's no flaws coming from there...") but revealed later the purchase was in 1980 and the owner has (allegedly) not performed deferred maintenance.Anna would create the crisis by notifying code enforcement that would make seller accept her offer with the logic "would he rather take the $20,000 - $40,000 cash offer or deal with Code Enforcement and all the fee violations and or including losing out on the property all together?"

While you mention there are no points, perhaps there are processing charges or something similar which would be revealed in the APR.
