Updated: Kitchen and Bathroom, New Flooring, New Interior Doors, New Windows, New Central Air, Scrapped and Resurfaced Ceilings, Ceiling Fans in each area, Exterior New Deck, and Whole Interior paint and Exterior trim paint What was the outcome?

I am looking for a drywall guy who can do a resurfacing job, not looking to replace the drywall, just get rid of ugly texture.

Refinished hardwood floors, resurfaced pool, new driveway, new electrical panel, renovated kitchen & bathrooms.

I would find the contractors before buying otherwise o wouldn’t know how much it will cost to rehab i would also have an idea how much it costs for typical things so I could put in offer faster Such as cost to replace toilets Cost per square foot for LVP and install Cost for shower curtains and rod Cost for painting cabinets Cost for new kitchen faucet and installationCost for new fixtures in tub and sink in bathroomCost for resurfacing 10’ countertop Cost to paint inside 1300 square foot house with light grey walls and white trim Cost for new handles on 6 interior doorsCost for new handle on 2 exterior doorsCost of 6 new ceiling lights and installation Cost for 2 new exterior lights including installation Cost of new A/C system for 1200 square foot house Cost to have lawn maintained for 3 months while rehab is taking place Etc etc 

The parcel resurfaced when a land buyer reached out to the lady owner via a letter.

I removed dangerous trees, resurfaced the driveway and expanded the drive for more parking.

Hey @Robert Campbell, I'd recommend you keep your capital expenditures at 10% (or more), where you originally had them.While it's true that under condo ownership the common elements (roof, exterior walls, grounds, etc.) belong to all owners and are maintained by the association, ultimately you will pay for any repairs and upgrades, either via increases to your monthly dues or through a dreaded special assessment.That's one of the many reasons I'm not a fan of condos: One day the Board can decide that the swimming pool needs resurfacing or the roofs needs replacing, and then (surprise!)

I may resurface the counter or replace the laminate in the kitchen, change the light fixtures, or just do anything to make it look nicer and hopefully get it rented faster.
