I totally get where you're coming from—pools are such a great amenity, but they do come with some added responsibility!

also we do not know what is going to happen with int rates, they are very high now, the economy is not good and it is not certain they will be coming down this year. we know there will be more responsible gov spending, so maybe rates will come down, no way to know...I think you need to know the market where you plan to buy well, and go from thereBest of luck

I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue. 

-Being able to give your tenants the professional experience of timely responses, quick attention to maintenance, using the on-hand already vetted roster of vendors, providing a sense of formal hospitality and customer service... can be worth the management fees. - Staying compliant with various tenant laws and fair housing policies is also a big factor I hear a lot.

While automation can help with data pulling, it’s those conversations and local market knowledge that ultimately give us the edge in making informed decisions.I really appreciate your thorough response.
