I said no-we agreed 60 days and you were given paper work.I contacted a lawyer on Legal Shield and he said I have to wait till 10/31 to file unlawful detainer which I guess has a lot of steps.Anyone have recommendations or been through this before? 

They will probably develop a "COVID violation" reporting process where guests can report owners for punishment.

If so, consider it.The counter-consideration is this:  IF the market doesn't demand hardwood upstairs, is it likely to punish you for a certain flooring choice?  

Not sure yet.Anyway, it appears that if tenants are unlawfully occupying property, you can file an ejectment action.

The court evicts them when you file an unlawful detainer because they have violated some portion of the contract.

Raise prices 2 or 3 months out to punish planners and get max dollars, slash prices 2 or 3 weeks out to get heads in beds. 

In many places, working as a unlicensed tradesman is admissible (ie. a homeowner replacing their sump pump)but advertising your services is punishable by a fine or imprisonment.

Because of this, lenders had to add huge adjustments to their pricing when they were at or near 7% delivery threshold.The announcement last night is suspending that cap or essentially undoing it allowing lenders to originate and deliver these loans without the fear of being punished or exceeding their allotment.

But essentially after proper notice is given and not cured, you can file the "unlawful detainer" paperwork, serve that properly on the tenant, go to mediation if your jurisdiction requires that (mine does, it's mandatory and eliminates 90% of cases going to trial), then go to trial if it's not settled and they haven't moved out yet.
