So many get the maths wrong in REI. 

Quick math is that if you pay the guru's fee, then put in the work for a few months, you have about 520 hours into the process with $7,500 return, minus overhead, which turns out to be making minimum wage and you have enough left over to take your guru to coffee, but not much more.

More so to be able to target a groups of possible homes based on the math and then from there you do more of a hands-on approach, this helps reduce hours and hours of searching on zillow, blogs, forums, groups etc. 

I find it's best to get your rental data from a few different sources, weight them, and then do the math.

Quick math $200k property out of state = $50k down payment $500k property owner occupied= $25k down payment.

When you do the math it seems most were heavily engaged before COVID and some even took advantage of the crisis of 2008.
