There is not a predetermined amount of education that needs to be done before investing but just having your strategy, financing and team in place before you start making any offers.

Unfortunately even if you find the lender an alternative appraiser, they are only allowed to pick from their pre-determined list, as opposed to one you provide for them.

Crank it hard the first few years to get cash-flow coming in as soon as you can and don't be afraid to take carefully calculated risks with a pre-determined Plan B and exit strategy.

But then the seller wants to after-the-fact renegotiate a predetermined & agreed upon 6% contract to sell their home to 5%?

I have seen leases that allow either party to break the lease with 60 days notice, and I have seen leases that offer no pre-determined termination option.
