Dallas, Plano, Irving or anywhere close?

Sadly my market (dallas/plano) is almost too competitive for wholesaling unless you have references for motivated sellers.

In my spare time over the past 4 years, I have renovated, purchased, flipped and sold four residential projects in Plano and Richardson, Texas.I have a title/escrow operation with my law office.

We own one property in Plano and are interested in getting the next one.

While areas such as Garland see a valuation of 30% of the sales price other areas like Plano are being assessed above the sales price of the home.

From what I heard areas like Plano, Frisco etc are costly and might not give positive cash flow(however schools are awesome and price will go up).
