You CANNOT charge two different tenants rent for the same unit (overlapping).

I appreciate the input, especially with the varied markets that overlap some of what we are looking at.

One important thing to keep in mind, the market for residential (1-4 unit) and commercial (5+ units) have very little overlap.

They are different asset classes and not necessarily correlated to all the same underlying economic metrics though they 'can and do' have overlap. 

If I was just looking to buy performing notes, then going to a broker who sells them and connects me with a loan servicer would be logical.There may be some overlap between notes and hard money lending.

@Anthony Mei One of the most confusing areas of overlapping set of terms around, in-laws, ADUs etc. never heard that particular one but it may mean something to the local building dept.

Overlap the double top plate (called the crown plate) to tie the walls to one another.

Again…these brokers represent multiple carriers so there will be some overlap here and there.

My agents have specific areas they cover, and I don't overlap them with another agent. 

Here's a trick that works every time.When the tenant opens their mouth and starts giving you their excuse as to why the rent is late just overlap it in your head with the Charlie Brown "adults talking" voice.
