How did you overcome some of the challenges or reno and finding the right tenants?

To overcome the lack of financials without going to a private lender for the down payment and closing costs, I plan on wholesaling.

So for anyone who has made this change before, with a wife and a newborn, I would love to hear some of the challenges you experienced and how you were able to overcome those challenges to achieve your dreams.  

The notion that low rates will prevail long term seems based on the view that market forces can be overcome by Fed policy alone, which they can't, at least not naturally. 

In a group setting with multiple solutions presented to you for overcoming your challenges?

Because then you know that you have a disadvantage to overcome.

Also, obtaining a more attractive debt to income ratio is something that I've also identified as a potential hurdle I will need to overcome in my early years, but it does not seem to be an impossible task.

Second question - How do I overcome the Mainer's bias against people "from away"? 

Unfortunately the bank loan market has become really tough, with the banks tightening restrictions, imposing difficult metrics to deal with and applying commercial rates and fees to my property.I've been able to get a basic commercial loan offer, not what I wanted, but what I could get.  1m loan, 5% fixed rate, 5 year term, 1.25% fees and legal up front, and a lot of paperwork and hurdles to overcome yet to ensure I actually get the loan approved.
