Since I am only 25 and very much a novice at real estate, any advice is greatly appreciated.

It didn't appear to need much work but I am novice at this so I am hoping to clarify the scope of repairs in the inspection period. 

Your cash flow will only get better as time goes on and as long as its rented you should be good with it. this is my novice 2 cents. 

By making it the primary I'm able to get a bit better mortgage rate and keep it at 20% down (I'm also a landlord novice so I would be able to dip my toes in relatively easily instead of approaching it with an investment loan, etc.) 

I'm looking forward to connecting with novice & experienced investors here to bounce ideas and help motivate.
