I am trying to find some off market Multifamily since a lot of the good deals seem to be done before hitting the market especially when it comes to Multifamily.

Has anyone tried this approach before?

To make it simple…the investor is trying to buy your property Sub2 and needs you to refinance it into a long-term loan First.The investor does not have to ask the bank’s permission.

I know that I should try to stay at 60% - 70% LTV.

The general idea is that you must acquire an interest in real property you do not already own, and since you already own the subject real property you want to build on, the transaction must be structured so that you are creating an interest in real property you do not already own (in fact, it does not yet exist).

Airbnb people have been discount seekers. try not to go by what you have heard,  but try it on one of your properties  and give it a few months  at a higher rate.

I was trying to avoid the eviction process just because I know it can be rather lengthy in IL, I figured with the month-to-month I can just cancel it hopefully without any issues. 

Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.

I wouldn’t post your rent for higher and expect someone to try to haggle.
