After some consideration we decided to mine historical MLS data based on:  A specific geographical area (shown below)A specific rental rate range: $1000/Mo. to $1400/MoA specific configuration: single family home, 2+ car garage, 3+ bedrooms, no pool and 1000+ SqFt of living space.Sold or rented between 1/1/2010 and 12/31/2015Below is a graph showing the average $/SqFt for conforming properties sold through the MLS during the 1/1/2010 and 12/31/2015 period.As you can see, sales appreciation has been significant since 2012.

My usual analysis is a simple NOI, market trend graphs of the neighborhood in comparison to the overall market in the city, comps, and some other documents depending on the potential purchase. 

But there was something about hitting milestones to keep you motivated.

The market is slowly coming around and I'm sure everyone can see it, I wonder how I can see a graph of property values in the last 10 yrs?.  

Is it judicial or non-judicial (statutory)What are the mile-stones in the process (Lis pendens, Notice of Default, Sale notice, etc)Once you have a grip on that, come back and we can answer specific questions about where to look for public records and on specific strategies.Good luck.

What I found so far in the process is that I'm on track to make way more money than I ever made as an employee doing REI part time, and I wish I had made the jump a few years ago instead of trying to hit to magic milestones.

The milestones that you hit on your way to accomplishing your goal is where the beauty rests because you won't forget that journey and what you learned from it.

Try to focus down on a niche, give yourself a time line with milestone goals, and best of all, hustle!
