In the meantime, i recommend hedging your leveraged real estate bets (which are essentially, leveraged U.S. treasury bond bets) with non-financialized hard assets like commodities, precious metals, crypto assets, fine art, etc.

While contractor availability and supply chain slowdowns are challenges, they plan ahead by securing labor and materials early and building in project buffers.

I felt that it was very well done, covered a significant amount of material, had a friendly and motivational feel, and was a good experience and a worthwhile value for $1500.

prices are high, interest rates are high, there is tremendous demand for inventory by both retail / primary buyers and investors, good contractors are booked up, some materials are still expensive. ' can't we just be honest that (1) if you are in a strong financial position, then yes, RE is still a good investment and ALSO  (2) it's way more difficult than it was in 2016?

If the pumper pulls out inappropriate material you can address with tenant. 

Taking the time to plan and invest in quality materials or professional help usually pays off with fewer repairs and greater peace of mind.
