I did not see marketing costs, nights that you need to spend at networking meetings paying for dinners or memberships.

That said, you will need to make sure the property meets the definition of rural first.

While a western WA deal might not meet some Midwest cf metric like 1%, it will be above the market cap rate or below FMV of comparibles and give you options. 

When you are on the island, come to our meetings, you will meet a lot of people /  resources there.
