@Jack B.Check on the NIIT 3.8% if you are REPS that could be excluded but this may add other layers of complexity for other concerns with your tax planning you have a lot of fun stuff to work with.

From my experience,  assignment contracts are generally poorly drafted and the underlying sales agreements are customarily drafted even worse which adds an additional layer of complexity to sift through.

I've found many deals by peeling a few layers back to discover the market rent is higher and/or the purchase includes other tangible things outside of just rental cashflow (i.e. instant equity).
