There were several other issues including (but not limited to) severe water and termite damage in the garage and broken or malfunctioning windows to just name a few more.

For example "if I or one of my family members is injured or killed by a malfunction of one of the appliances in your home, will your insurance cover it?"  

One or more professional inspectors should look for defects or malfunctions in the building’s structure, such as the roof, plumbing, or foundation, and detect pest infestations or dry rot and similar damage.

Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages caused by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.

If one of those water heaters malfunctions and causes a fire, I'm betting Dawn's insurance won't cover the damage either.

I'm not sure what happened with the furnace but luckily some sort of safety mechanism kicked in to shut the gas off.My concern is that if for some odd reason the furnace malfunctions again (faulty repair, or something else) that she will do the same thing and remove the alarm, not immediately call 911, and go back to sleep with her child in the home.

XLVI.CLERICAL ERROR WAIVER: In the event the Buyer at any time discovers that any of the documents executed in connection with this transaction contain an error caused by clerical mistake, calculation error, computer malfunction, printing error or similar error, all parties agree, upon notice from the Buyer, to re-execute any documents that are necessary to correct such error(s).

XLVI.CLERICAL ERROR WAIVER: In the event the Buyer at any time discovers that any of the documents executed in connection with this transaction contain an error caused by clerical mistake, calculation error, computer malfunction, printing error or similar error, all parties agree, upon notice from the Buyer, to re-execute any documents that are necessary to correct such error(s).

They also have to find out if anything or malfunctioning or broken and in need of the handyman. 

Tenant also agrees to report immediately and in writing to Landlord any of the following: a.evidence of a water leak or excessive moisture in the dwelling unit or on premises.b.evidence of mold that cannot be removed with a common household cleaner; c.failure or malfunction in heating, ventilation or air conditioning; and d.inoperable doors or windows.
