They are currently under market rent at $750(because of longevity and maintenance/lawn/snow etc). 

I think from a longevity standpoint, Arvada is most secure given they just updated their regulations last month.

That's how I get to my TFP (Time Freedom Point) by the end of this year and then continue to enjoy cash flow that will only increase as more and more of the properties are paid off.Other people look for equity or for appreciation or longevity (build to rent), etc.
