How will you remain anonymous once that claim is filed when you are required to respond to discovery requests, answer interrogatories,  participate in depositions etc.?

You could also look into DSTs for 1031 eligible fractional passive ownership of institutional properties. 

I have been a participant in their survey, as well as a Section 8 landlord. 

Other options that are rarely talked about, but also an options, is to sell property without 1031 Exchange and get cost seg on new property that reduces capital gains (this strategy depends on property type, level of participation, etc.). ...

Or conversely maybe you have NO interest in being an active participant at all.

Unfortunately, I haven't received much participation as many people always suspect spam with these things.

Beyond that, I am not sure if consolidating all banking to one financial institution is wise either.

There have been a couple software companies in the past but they have moved more towards institutional investor focused than the small investor.
