You will need 6 months worth of the payment (including taxes, insurance, HOA) in liquid assets to show an underwriter.Now with doing a rental agreement, do I need to have tenants living in the home first or new prospects lined up before the underwriting?

What I want to say in short is; you can't fake it in commercial, you got to have the cash, and if you don't own any cash, become a syndicator for wholesaling, if you can make it rain by finding off-market properties, there's money looking for that, including an end -user.But like Joel Owens said; this isn't 2009 anymore, I was in it and remember it all, it was a unique time, that's not really happening now, and I don't see it happening again.

.- To utilize the Mills Act requires a few things: An application (not free), inspections, and most importantly a contract with the city in which you promise to rehab and maintain the historic nature of the property.- The inspections are only 5 years, but tenants are not likely to take care of them home as well as you, and refurbishing hardwood, lath and plaster, and anything else is going to be much more expensive than the typical Landlord special (white paint, and grey LVP)It will all come down to making your numbers work.
