In doing this you've likely committed fraud since your entire intention was always to close with the 2nd at 100% LTV...I've watched the video where Pace describes this and in essence he says that treating them as two separate transactions is fine and there's no need to tell the lender.

While the main syndication process may be identical, there will be legal nuances that are country specific. 

I am concerned with rent control as well....The lease is for one yearI know from basement tenant that they signed lease with the sister (but the lease has previous owner's name)if it is fraud - it will be her word against minebasement tenant are probably here illegally and I doubt they would testify

And on and on and on.Assuming that you have absolutely identical tax years in 2024 and 2025 (which is never really the case), you usually win mathematically by spreading your sales (or any income, for that matter) over multiple years versus receiving all income in a single year.
