I'm European, spent most of my life in Europe and have owned property in several European countries and I can tell you categorically that it doesn't not reflect the situation in most European markets and, by the way, Chris rightfully never suggested that it does.Of course, if Americans want to reap the benefits of investing in Europe, they'd ideally need to, as you suggest, get the right market knowledge, understand the local financing and housing laws and I'd add to this the legal system.

Potential redevelopment or ADU play. 

Turning a "SFR 3bed / 2bath with a bonus room" , into a 4 bed / 2 bath with the simple addition of a closet, is one of my favorite value add plays. 

I would only consider Decatur for a cash flow play, not an appreciation play.  

I will move forward with my journey and just follow the positive people in this group that is amazing.I get the Ra RA Ra stuff.. just sometimes reality comes into play.. and its sad to see people run down these rabbit holes.. when those with decades of experience in the industry know better.. just trying to give both sides..   

The key is to standardize property quality and management systems, which would appeal to buyers seeking scale.If you’re thinking long-term, holding these properties for cash flow while leveraging local appreciation is also a strong play.

I'll definitely play it safe.

If it is a working STR, that really plays no part in the sale of the property.

I was thinking - go ahead and sue, when discovery comes into play and they have to testify under oath (for example were they raising money properly and how were they managing money) - many will not want to answer that question while on the stand. 

A more realistic expectation is 24 hours which will ensure we can arrange any repairs or corrections with a team, handle it in person, etc. be curious how this plays out as I worked for local developer for a while and developed several properties in Alexandria (Specifically old town) and while the city is challenging like any city - they were mostly realistic.
