When do we usually include appliances?

I rented a house at 25% rent discount for 3 years, where besides paying all utilitites, lawn, snow and maintenance, the tenant also supplied all appliances including range, refrigerator, washer, dryer. 

They often have them and some are really nice neutral colours.for appliances, look at ones on sale where they might have a scratch or small dent on one side-if that faces a cabinet and is hidden, no one is going to notice.Can you paint the cabinets? 

On an estopple the tenant indicates what they paid in deposits, current tenancy status, appliances owned, etc.

In theory, multi-family has more maintenance, due to more HVAC, and appliances but in practice, I have not noticed a difference in maintenance.
