What are the odds that I would buy that particular house and pick up that needle in a haystack.

The property will need a lot of repairs unless you found the needle in the haystack. 

To find an area in NJ close to trains to NY, low in crime, near good schools, with low taxes is a needle in a haystack and something everyone is looking for. 

Occasional gem, but they're like the needle in the haystack. 

I’m starting to find it kind of frustrating that trying to find a deal it’s like finding a needle in a haystack.

Mind you, a LOT of this is garbage backed by junk properties as mentioned above, but there are still a few needles in the haystack.  

Once you found your qualified needle in a haystack. set the appt with a day/time and call 1hr ahead to confirm, then text them when you are on the way over to meet them.

Specifically I  (with my husband and business partner and two little girls)  am on the path to early retirement through my business and interested in the buy and hold strategyIt kind of feels like a needle in a hay stack to me right now - as I am not familiar with areas etcI would love to know about challenges others may have had trying to do this, tips We are happy to come over and do some boots on the ground searching, living in areas etc as opposed to buying sight unseen, but obviously flipping etc is not on the cards for us.
