No real choice but to share that increase with tenants or pretty quick your cash flow evaporates. gotcha I would never own rentals in that market personally because of the tax situation the soil situation and hail and wind.but that's just me. :) Many landlords that buy at the peak end up doing pretty poorly on a lot of Texas rentals. and you can raise rent but people can move then your subject to a vacancy.

If the property values in your market soften, if the tenant moves in and destroys it, fire, earthquakes, floods, hail, hurricane, another lock down requires you to keep a non-paying tenant - honestly anything - and my position in the property is at jeopardy.

Always keep in mind when we're thinking of breaking the rules that the "bad guy" can get away with it 99 times out of 100, and the "cop" can screw up 99 times out of 100, but at the end of the day the 100th time means that the bad guy gets locked up and the cop who failed 99 times out of 100 is still the one hailed as the hero.

@Marco Santarelli as well as the asset class some of these assets are high touch and pretty intense to manage. so even the best teams cannot mitigate a tenant issue,, or an act of god IE hail wind or flood type situation.... and I think sometimes the buyers think these investments are like a mutual fund just sit back and read your statement.. when in fact owning rentals is work and one needs to be proactive and engage for the life of the property.

We have a rental in Keller, TX and Lubbock, TX.I received reports of hail storms and windstorms from both property management companies, a month apart.Our insurance policy for these properties keeps going up!

She and good managers like her who run their own, small shops enjoy being close by the properties so that when pipes freeze (like they have been ALL OVER NC this week, or when a hail storm comes thru and u have insurance claims in ALL your roofs in one town - yes, true story!)

It is true that during a continued downturn, even the higher paid engineers and other "white collar" workers feel the pain, but it seems anecdotally that many of these folks are renting here rather than buying since they originally hail from Texas or Louisiana.Back to the SFR or Mulitfamily market, it seems we're one of the last affordable mid-size cities in CA.
