@Scott Trench I think human nature makes it is easier for people to be more pessimistic than optimistic (survival bias). 

A good manager will prevent an eviction/trashed house.Just my biased opinion.

I do think they are a bit biased to only TOH parks probably for all the right reasons for large scale PE investing.

But I also will educate people on having half a brain and understanding that what has occurred the past several years is not how real estate really is and recency bias kicks in.Share with me some statistical data that shows investing in real estate with no money is not as risky?

I'd bias you to underwrite with property management. 

I'm of course bias, but we get a lot of Nor Cal investors here because we're driving distance but have low property taxes (that do NOT reassess on the sale), stable job growth, employment growth, land constraints that drive appreciation, and much more landlord friendly laws. 

I'm biased, but I don't think conventional is the best product if you are doing a rehab.

This forum is bias towards real estate so take it all with a grain of salt.I'm always weary of financial advisers wanting to put money into the market.
