The cold wash only system would not require an extra water heater and therefore, we'd save on the extra gas to heat the water as well as the upfront cost of the water heater and installation ($1200-$1500).Thanks in advance!!!

You'll want to have sub-slab sampling of the soil gas to see if there is a potential for vapor intrusion as well as groundwater.  

Many times the guys I hire don't have the money for gas to make it to the job so I will float $20 or so.

Most investors want the GC to give them his price that he is getting at Home Depot which I think is crazy because it took time and gas to go and get those things.

You just want to make sure not wasting a trip + time + gas to look at a home with a ridiculous price and stubborn seller.

Gas to drive to your property, maintenance costs, materials, CapEx must go up dramatically, utilities are way up, Etc.....If you actually owned rentals you would surely be aware of this....I'm not saying that a 72% increase (if it were true) is a good thing, but it's really none of your business, is it?

My question is, besides installing a parking lot, and connecting water, electricity, gas to the building.

Like the other poster said you should have this issued cleared up so the tenant is not having to pay for gas to heat and also pay the electric bill to have enough heat in those rooms. 

You could more than double the heating costs of the property by switching from gas to electric heat. 

If they want to pay non-electronically I charge them a $10 fee for the time to go to the bank, stand in line, and the gas to do it.
