I'd be interested in owning a single family home in the area I am concentrated in just to see how that plays out one day.  

But now with the joy and headaches of non-metered units, trying to wrangle 3 different set's of persons into playing nice, etc etc.. 

I am new in this game and here to learn everything.

There's pockets here for good multifamily, but the best play is to do some value add work to the property.

Austin is more of an appreciation play than cash flow.
