The spaces for the stove/oven and fridge are too small for newer appliances to fit into. 

I added inexpensive MDF for molding, kicks, & the fridge enclosure and painted it to match to give them some upscale va-voom (and save $). 

Paying 400 for a fridge, 350 for stove (coil top), 170 for a dishwasher.

During a recent inspection (multi year tenant in C+ area), my tenant said they bought a new bigger fridge on sale and would like to move the provided fridge out and move their fridge in. 

New water heater, new stove, new fridge, numerous repairs, and a water leak emergency that I should have fixed on my own but went with a company who charged me $700 to fix something I could have done myself for basically free.Now, I probably have a bit of a crappy house with all the things that have gone wrong with it, but I also had super conservative estimates behind my CAPEX and maintenance.

And we left all of our appliances there, everything except the fridge and washer are less than 4 years old and stainless steel in the kitchen. 

In KY I could buy a new fridge, stove, toilet and clean HVAC...

An amount of cash flow every month needs to be allocated towards a new roof in 10 years, a new stove in 5, new fridge in 5, etc....

landlord's neglect and how they were paying more in electricity (electric heat) almost than rent ($1,500/month), saying how they were given no fridge, heater, A/C, etc. and had to get everything themselves.
