The "fine print" here is fairly sizeable upfront fees and high interest rates, relative to a traditional construction loan from a bank.  

The seller accepted the offer with terms of accepting backup offers until January 8th, which I am fine with.

If i have to do some renovations thats fine.

I agree that there’s a fine line between aggressive but legal vs. reckless and punishable.I saw this gem from Will Rogers:  “The income tax has made more liars out of the American people than golf has.”

I use a pm right now for what I have in Metro-Detroit and they do a fine job. 

You can easily report them to the regulators if they do something fraudulent and can pay fines and/or have their license revoked.
