Skiing, festivals, universities etc where you could expect to get some additional rents?

I was also the director of Art on the Ave Festival for 3 years and from 2003-2008 was Associate Editor of the Weekly Volcano Newspaper.

We also water our lawns and foliage well before the festivities start.  

One other thing to keep in mind is that there are certain dates that are better than others - aka, three day weekends, festivals, etc. so if you can build the vacation around that, you'll both see more money on those dates. 

We just had our annual blueberry festival this past weekend! 

Putnam - old mill town, lots of antique stores, right next to major highway, farm to table restaurants... definitely building up as they have lots of festivals and the like, there's a draw there. 3.

The building is on main street within a growing community and faces the town courthouse and a park where concerts and festivals are periodically held. 

I didn't consider it to be a destination, but Boulder, RMNP are, and Lyons has a bluegrass festival that is pretty popular, I'm near the Boulder County Fairgrounds which has several big events every year, etc.The owner of the duplex next door has an AirBnB property that is rented at least 60% of the time - all for a small town that isn't a destination location. 

Like in Austin during SXSW, musical festival, F1, just plain relaxing close to lake are few good points to stay in STR.
